The red states that are the most desirable will most likely have the biggest influx of people which will lower the supply and push housing prices up even higher than they are now.

If you're planning on immediately buying a home in one of the most popular red states, you need to make sure your home's appreciation can keep up those increases.

Perhaps find a few Seattle real estate brokers or agents with a lot of experience in the local market and tell them your concerns. There might even be some here on GLP.

If you like being on the coast, you could always move to Corpus Christi or Galveston (near Houston). FL West coast and panhandle are mostly red. They have better beaches, but the music scene is going to be way better herer in TX.

The thing that worries me is that if things get really bad, you could end up literally getting stuck in an unfriendly state with travel restrictions and such. It's hard to imagine what our overlords have plannned this winter, but apparently they want total control at any cost so I don't think it will be pretty.

My agent, who has been one of my very good friends for over 30 years (he’s basically doing it for nothing, just a few grand to recoup any costs he incurred) so his ”input” isn't due to any financial gain on his end, recommended I sell now.

Right now mortgage interest rates are among the lowest they’ve ever been. This has a direct effect on housing prices because the lower the interest-rate the lower your monthly payment and therefore the more expensive house you can buy. Conversely when interest rates start to climb, housing prices tend to go down because nobody can afford the high mortgage rates. Rates are starting to creep up and with the predicted hyper inflation, interest rates could go through the roof between now and next summer which would depress housing prices. But that doesn’t mean housing is cheaper it just means that the price goes down. You could buy a house for a lower asking price and still end up paying more per month but it’s all interest that is causing the fluctuation. But the question of preserving your equity is a moot point. The most important thing is to be where you want to end up before they make it impossible for you to do so. If the economy crashes, you will not be able to get a mortgage. Period. Credit will become impossible to obtain.

The real question is not whether to do it now or in the summer, the real question is why are you being so hesitant when danger is literally pounding on your front door. Do you really think that the world is going to be in the same relatively stable state it is now? Based on what I’ve seen over the last year and a half, we are heading for catastrophe. You want to be in place in your safe location with utmost possible speed.

Butch, you are never going to make it if you keep straddling the fence. I have never felt such a sense of urgency for the people who are still living in a city in blue states. You should list your house for sale tomorrow. What is wrong with you, do you use fluoride in your toothpaste? What does it take for you to realize that they are trying to kill you?

When danger strikes, location is everything. You want to be around a group of like-minded people in a place that supports a more self-sufficient lifestyle. If this were five years ago I might say to wait but the world has literally gone mad. Run for the hills.

Same with NH.. red to blue due to fraud. In my small town here we recently just had a town meeting about hand-counting ballots and it was turned down. There are still questions about Windham, NH and even my town's results of the last election but nothing was done about that either.

Nashville is out of site; a 1.3 acre lot on the east river with a 600 ft trailer sold for 1.5 million and made the news in Daily fail. I remember when the lot was for sale at 130k, I saw it. It's in the hood, and living there was undoable for me in 2007 when it sold, I bought on the "good" side of town near Vanderbilt for only a few dollars more for a real house on a tiny lot. The hood won't be the hood soon. Oracle bought a huge swath of land and will now gentrify an entire neighborhood of poor people out. I can't take anymore of the skyscrapers on music row, it just breaks my heart. You can tell the future by the development, little to no street level retail or cafes, just caverns of condos lined up.

Keep in mind how many of "our" politicians have made a habit of selling out once their interest are taken care of.

True. NH is a good example of a free state turning Nazi. I posted a thread about what happened the other day when citizens were saying the Pledge of Allegiance. State police arrested people just sitting in their chairs for no reason. No escape.

Look at Texas - they made vax mandate illegal yet companies there don’t care and they mandate anyway. Texas Gov thinks vacc are safe and effective (which must be a lie. No way not to know the VAERS stats.)

Also look what happened past winter - they were attacked - no power, no water.

How about McConell he’s a Republican.. that makes him a righteous patriot?

Poster awhile back got it correct in stating live somewhere that you can survive.

I am in Western Pennsylvania, I know this area extremely well. Pretty much 30 mile radius. I can easily move through no matter what was going on.

Moving to a “red state” is a trap.

Compare “Biden Amtrak Map” to “US Megaregion Map” and see the direct correspondence. This is the real reason behind the infrastructure bill.

The only “red state” worth moving to currently is Montana due to laws put in place. But this to could all change with the next rigged election(s).

I would suggest staying with what you know and move to similar flora and fauna but in area that will not become megaregion like Texas and Florida will.

Be mindful that you may be out of a house/apartment at anytime at any location and have the gear ready to survive if this occurs.

I am a state employee and currently do not need vaccinations according to Governor. One day I may wake up and that has changed. At that point I will move on.

You are allowing the current equity in your house dictate your decisions. This would only be a sound decision for me if that equity put me in a place of ownership vs mortgage. Meaning:

Current house I owe 157k. It’s current Zillow zestiment is 367k. It would not make sense to me to take my 175k or so and move to South Dakota and put it down on a similar style house that is priced at 500k.

What would make sense to do is move from Pennsylvania say 2-3 hours south into West Virginia, take my 175k and outright buy a 175k house with acres and similar terrain and have no mortgage.

Now I understand out terrorist government can steal eventually take my land anyways, but for the mean time, I can leave my profession as a RN and do many odd jobs that don’t require a vaccine and still survive just fine.
