I don't think home prices are going to move anywhere but down from this point onward as the economy slowly disintegrates over the next 12 months.

There may be a few select areas in the country where prices could still appreciate in value, and we could still see very rural areas appreciate in value as more people look to move away from big city/suburban life.

I think the sooner the better.

I've waited a bit too long for the best possible situation for sure.

There's still time. There will be a Fall/Winter lull for sure - but if you get in on market now you'll still get a good return. Springtime, with what's developing now, would be too late to list imo.

construction workers are leaving
so no labor pool to build more housing.

all bullish for home prices.

If you sell and make a lateral move into a state with less taxes that's one thing. However, if you are selling and don't have a hard asset waiting on the other side you are probably going to get hit with some pretty hefty Cap gains increases as well as asset inflation when you do buy.

Tread lightly... there is no one size fits all.

Was in a bar yesterday no mask mandates but the servers wore them. Theatres and everything else are open for business, no covid pass, none of that liberal BS. I think I would go insane dealing with that crap every day. You do see a lot of older people wearing masks but not because they have to.

If you are planning on leaving do it now. Once the shit show shortages take the economy down you wont find a buyer in the Spring. And rent at your destination and buy a year from now for cheap.

The time to sell in a blue state was months ago. The bubble peaked already. It's a long way down. Might even be really hard to sell a home in places like Los Angeles, where no one is moving into.

RE crashes take many months and often years to happen. Can't you see that the goal is HYPERinflation? A RE collapse would not help their cause at all..why do yo think Vanguard and BR are juicing every RE market so that the middle class can't afford them. Use your critical thinking skills

TRUE. BUT what if they have a plan to suddenly change things over this fall and winter? And I'm not sure if hyperinflation would keep real estate prices high....just everything ELSE high??
Vanguard and BR could DUMP everything at once, just to crash the real estate market overnight.
