I know 4 normal couples who have stopped looking for a home meanwhile Wall Street is buying any house they can. One other possible scenario option you left out is that the overall US real estate market pricing remains relatively flat. Does not go up or down much from today’s prices. I’m a realtor of 25 years in a mountain resort market in Colorado. Right at the moment today, seems like the market may be cooling off and slowing down slightly. A lot of buyers I talk to are concerned about rising prices and intense demand for a few housing units. Some buyers do not want to enter multiple offer bidding situation. So some buyers are holding off if they don’t need to buy today. There is also an argument between the price of a home and the value of a property. Is a property worth a certain amount of value that exceeds its price or the other way around? Lumber prices are starting to come back down to earth, which will increase new construction units coming online within the next 6 to 12 months, and that can reduce prices. But my crystal ball broke along time ago, and I’ve given up predicting vocally where I think the direction of the market will be in such and such a time in the future. There are too many possible crazy scenarios, just look at Covid. That had a short term effect immediately where they shut us down and we were not allowed to even show properties for three months. Then right after that the pent-up demand was crazy and the market took off like a rocket. Anyway that’s just some of my thoughts for today. Time will tell. If the elite get their way, and there is either another virus pandemic or the vaccine kills a bunch of people, then there will be less people, and less demand for the same homes, therefore the prices could go down, this is all speculation though. “Those who vote decide nothing. That is right folks, inventory is drying up, so when a new seller goes live, they are going high. I am getting ready to sell a flip. Let us see what happens. This flip will be 1 mile north of Winfield KS. On US 77. This house we are currently renovating, just for the sole purpose of the sell. 3 bd/ 2 bath, detached 2 car garage. all on a very private 2 acres. water well on property. House is hooked up to rural water. Septic on property just pumped and inspected/passed. Brand new Hot water tank, new furnace and air handler, complete new kitchen. House is freshly painted in/out. New flooring in family room with fireplace. New Flooring in kitchen and laundry room. House will list for $215,000 The house is 35 min drive to Wichita KS, it is also 12 min drive to Winfield lake. 1 min drive into town of Winfield. Years ago Time magazine listed Winfield number 1 place in America to raise a family. This town allowed it's first liquor store like 20 years ago plus or minus. |

I'm taking a more pragmatic approach and thinking these agencies buying all the homes will be renting them out until the top of the market. Could be a year or so more of rising prices. |

There are more middle-class Chinese than there are US citizens. 95,000,000@$300,000 per=$28T. Isn’t that about what has been printed up recently. Half of us won’t sell no matter what because we have to live somewhere. Half of US debt is foreign owned - so what’s that? $12T? With talk of the great reset going on between the elite, they are trying to dump dollars in the only place that will still take them: the US. So while we are in the middle of an everything boom and houses should have slowed already - And now we are about to have about 10m - 50m people die of the vaccine this flu season in the US alone - the hyper inflationary crash will continue. Great if you own a rental or two. Not so great of you only have the house you live in. I vote no crash this year. |
