I hired a few college kids to come help after classes and got it all done. I have also hired people off Craigslist but that was for tasks needed outside my home. I wouldn't do that for jobs inside my home. Do you have any buddies at work? Buy some pizzas and beer and get them to help. A friend of mine asked at her church and over 40 people showed up to help her. Windex front door if you have a glass storm door. This door is the first impression into your home and should be free of dirt and smudges. (Tip from my mom years ago.) Clean the interior door and doorknob. She also said a woman should always lift the toilet seat and ensure it's clean for the men. |

Then move all the extra stuff out in the garage. Consolidate the extra stuff in the garage & cover it with blankets. Know the local market for your home. Call a Realtor. I called 3 different ones. I watched them as they walked through the home. I watched their faces for reactions. One Realtor cringed when he turned the door knob to the bedroom. I went to the local Habitat Restore & replaced all the door knobs that needed it. I replaced all the hardware to brushed nickel. We had over 70 cabinet knobs. I then would review their proposals. Thought the prices were too low, so I told them the price needs to be higher. No need for any Realtor to dictate price as I knew the market. After this a photographer came to the home for pics. Also neutralized the entire home with neutral paint & no wallpaper. Removed all personal pics as well. Cleaned the carpet. Carpet guy gave me enzymes that smell fresh would spray a few corners in the living room. Sprayed kitchen & bathroom sinks & toilets with Pure Citrus Orange Air Freshener [link to www.walmart.com (secure)] OZIUM is another air sanitizer that can negate any smell in about 30 seconds. [link to www.walmart.com (secure)] Do not burn a candle as I can smell the odors, home sellers are trying to mask. Freshly baked cookies in the oven. Freshly vacuumed and did not leave footprints in carpet by dragging vacuum over my footprints behind me as leaving room. Since this is a SELLERS MARKET, perhaps not all of this is needed. |

Curb appeal is ONLY a valuable investment if you are selling a much more expensive home, in a sought after neighborhood = Those guys are just gonna move in as is and use it , and sell it again . here a 1,000 investment could yield upwards of 10,000 On the other hand , our type of houses , young people have already thought of all the "mods" they are gonna do , or its an investment property for someone who is gonna remodel it IMMEDIATELY so they can rent it at twice your neighborhoods current rent value . here you would be lucky to turn 5,000 into 9, or 10,000 Good luck my brotha ! (about any part of it) Thanks! :COMMIEOPOLY: Obviously, you waited until the last minute, which might indicate that you don't really care about your "stuff" that much. No offense, just stating the obvious. If I were in your shoes, I would throw out some signs in the neighborhood and say Estate Sale or Garage Sale (in house). I would tag everything that I wanted to get rid of with a post it note with a price (priced to sell). Use a post it note and you might want to write on the post it note is for too, just in case someone switches the post it notes on you. By selling the stuff quickly, it gets it out of your hair so you can focus on the remaining items. If your house is in disarray, as I am suspecting based on your lack of planning and impulsive behavior, have it anyway. What people think of you is the least of your worries. Take pictures of your biggest and most expensive items and put them on Craig's list. I had a garage sale once and sold the majority of my big items before the sale started. On the day of the sale, I sold the majority of the rest in 2 hours. After that, I packed up the remaining items and took them to Goodwill. |

I am fixing nothing, just clearing it out and doing minimal cleaning. Beware of the house flippers, as they offer very little. I am selling my house to a neighbor who is a handyman. He is buying it for his son's family, who need a big house. He knows it will need a ton of work. I was asking $70,000 but dropped the price to $50,000 after my first buyer crapped out on me last minute. I already had bought a small home,1/3 of the size of the old one, and did major downsizing. You will need a storage unit to store your things until you find another home.I was fortunate to already have another home, so it made it easier for me.Prioritize and make lists of what you truly need to get re-established.Dump everything else. Sell or donate to charity, any usable but unneeded items. Good luck to you !!! Praise God from Whom all Blessings flow !!! |
