Need Advice: I want to sell my house but it's full of crap and needs some work. What is the best strategy?

Don’t list your house for sale until you have made it look as great as possible for sale, twice I’ve made the mistake of calling an agent to take a look at the house and set a price, then after that I continued cleaning and decluttering until by the time the first lookers came through, the house looked fantastic and immediately got offers. Sold too low. Agent would have suggested a higher price if it looked that good when it was first listed.
And don’t accept first offer unless it is your asking price.

The agent was right. In this market even home inspections are being waived. I'm a busy Realtor in Central South NJ. I only have one listing right now because I keep selling them. And my listing will be under contract this week. I have three listings coming up. I'll update once they are on market.
