My house is in the same shape lol. My best suggestion is rent a huge dumpster and throw everything out. And I mean everything. Then hire somebody to paint neutral colors on your walls and then pay a cleaning team and put it on the market. Just first make sure you don’t have any structural damage to the house. If you do that can hang you up.

And also get a landscaper to come and clean up your yard put some flowers out there make it look good. Curb appeal’s important.

I am selling my house as is, by owner, no real estate agents involved. My house needs a ton of work, and I am still doing a clean out. I will close in a couple of weeks. I am fixing nothing, just clearing it out and doing minimal cleaning.

Beware of the house flippers, as they offer very little. I am selling my house to a neighbor who is a handyman. He is buying it for his son's family, who need a big house. He knows it will need a ton of work. I was asking $70,000 but dropped the price to $50,000 after my first buyer crapped out on me last minute. I already had bought a small home,1/3 of the size of the old one, and did major downsizing.

You will need a storage unit to store your things until you find another home.I was fortunate to already have another home, so it made it easier for me.Prioritize and make lists of what you truly need to get re-established.Dump everything else. Sell or donate to charity, any usable but unneeded items.

Since pics online is used to sell a home.

Consider each room & what pics of the room.

Could move the things initially to an obscure corner of the room.

Start staging the room.

Then move all the extra stuff out in the garage.

Consolidate the extra stuff in the garage & cover it with blankets.

Know the local market for your home.

Call a Realtor. I called 3 different ones.

I watched them as they walked through the home.

I watched their faces for reactions.

One Realtor cringed when he turned the door knob to the bedroom.

I went to the local Habitat Restore & replaced all the door knobs that needed it.

I replaced all the hardware to brushed nickel. We had over 70 cabinet knobs.

I then would review their proposals.

Thought the prices were too low, so I told them the price needs to be higher.

No need for any Realtor to dictate price as I knew the market.

After this a photographer came to the home for pics.

Also neutralized the entire home with neutral paint & no wallpaper.

Removed all personal pics as well. Prospective buyers have to visualize themselves in the home.

Cleaned the carpet. Carpet guy gave me enzymes that smell fresh would spray a few corners in the living room before any showing.

Sprayed kitchen & bathroom sinks & toilets with Pure Citrus Orange Air Freshener before any showing. [link to www.walmart.com (secure)]

OZIUM is another air sanitizer that can negate any smell in about 30 seconds. [link to www.walmart.com (secure)]

Do not burn a candle as I can smell the odors, home sellers are trying to mask.

Freshly baked cookies in the oven.

Freshly vacuumed and did not leave footprints in carpet by dragging vacuum over my footprints behind me as leaving room before any showing.

Since this is a SELLERS MARKET, perhaps not all of this is needed.

With the internet, good research is readily available.

Would have happily sold it myself except we were under a time crunch, selling in the fall & a few years ago not a time of a robust market such as now.

Another item of importance is LANDSCAPING AROUND ENTRANCE.

Crucial it be cleaned up. Any dead shrubs need to be replaced. Mulch has to be fresh & crisp color. I used black mulch as it looked stunning against the green shrubs.

Backyard/sideyards make it look good as well. Trimmed & mowed, no junky furniture, no junk piles. Any build ons, lean too or temporary buildings have to go.

Pots of beautiful blooming flowers would be a welcome addition.

Another helpful hint, if home has any handicap items, REMOVE THEM. Research shows prospective buyers are uncomfortable in a home for sale & leave the home quicker. So no ramps, handicap bars, power chairs, walkers, wheel chairs. Put all these things in the garage TOTALLY COVERED with quilts, blankets, tarps. If the person still lives in home, put items back out again after showing.

Overall, show home crisp, clean, simple...let the home itself shine through.

Lastly, owners nor pets cannot be in home during showing. No exceptions.

Update! Today I rented a U-Haul cargo van and filled it full of crap and now I'm waiting in line to dump it all at the transfer station dump, and forgot that there's a long line that you have to wait to do it so it's taking a lot of time to do it.

I guess I should not be going to the dump on Saturday.

Mainly, it's because of the covid-19 laws and all the mask wearing. I'm going to move to the rural area where they don't care so much about the mask and shut down etc.

Organize your stuff into two piles.
One to keep , the other to sell.

Step 2

Put for Sale items ( the better ones ) on e-bay or equivalent.
P.S. You could let GLP know the contact for those items.

Step 3

Have a garage sale and sell everything you don't want or haven't used in the last two years ( run it for over a weekend ) and price items cheap,

Step 4

Use money from sold items to hire a storage container that can be left on your property.

Step 5

Load up Container with items you are keeping.

Step 6

Dump all unsold items at a charity shop , that are not broken and someone might need.

Step 7

Load up the rest of broken , old , trash items and take to dump

Step 8

House is mostly empty , clean or hire cleaners and if you have a garden get it tidied too.

Step 9.

Put house up for sale.

Step 10

Take time to enjoy your uncluttered life and know new energy has now room to moved you forward.

Step 11

Butch, people nowadays have more time than money. Why not knock a few thousand off your asking price and sell it "as is"? From what I've been hearing, people are buying homes within just a few days of their being listed, especially here on the West Coast. Just think of all the work you'd save yourself!

Just curious what you think you will get for your house. If you are looking to relocate to a Rural "dryer" area there are lots of of Foreclosed on properties here in GA you can pick up pretty cheap.

I am selling my house as is, by owner, no real estate agents involved. My house needs a ton of work, and I am still doing a clean out. I will close in a couple of weeks. I am fixing nothing, just clearing it out and doing minimal cleaning.

Beware of the house flippers, as they offer very little. I am selling my house to a neighbor who is a handyman. He is buying it for his son's family, who need a big house. He knows it will need a ton of work. I was asking $70,000 but dropped the price to $50,000 after my first buyer crapped out on me last minute. I already had bought a small home,1/3 of the size of the old one, and did major downsizing.

You will need a storage unit to store your things until you find another home.I was fortunate to already have another home, so it made it easier for me.Prioritize and make lists of what you truly need to get re-established.Dump everything else. Sell or donate to charity, any usable but unneeded items.

I already had bought another house, smaller but in great shape ! Just perfect for me ! $114,000 in a neighborhood where most of the houses are selling for $200,000+ including the one 2 doors down from my new home, which is a lot smaller than mine. I put $10,000 into this new home on top of the $114,000. Had it fenced in(got 2 dogs), repainted on the inside, an egress window for the basement bedroom, new handrail for the basement stairs,original hardwood floors refinished, carpeted both enclosed porches,etc.
The owner wanted to downsize to a condo, but then she lost her job. I was the first bid and she took it right away. I was in the right place at the right time.

A realater told me just make sure the
house is Clean.

Everyone always wants to repaint
or redo something but in the buyers eye.
they have their own ideas .

Hire help.

Maid service, lawn crew, "junk hauler"

List a bunch of stuff on Craigslist for sale

Put stuff on the curb with "free" sign on it

Reserve your efforts for things you know require your personal attention. Any ninny can scrub your tub or wash windows. Only you can sort through nick-nacks and decide which are to keep and which are to pitch.

Hire a Professional ORGANIZER

They will DECLUTTER

Box the stuff and put it in the garage

Remove unwanted or unneeded items to donation centers

Have everything neat and organized for showings this will take a week and cost $50 an hour

They ask organizer who to do a deep cleaning to finish the job - carpets - appliances everything

Get a painter to do a room or two and touch ups to make it smell clean and look FRESH
