Then hire somebody to paint neutral colors on your walls and then pay a cleaning team and put it on the market. Just first make sure you don’t have any structural damage to the house. If you do that can hang you up. And also get a landscaper to come and clean up your yard put some flowers out there make it look good. Curb appeal’s important. Carpet guy gave me enzymes that smell fresh would spray a few corners in the living room before any showing. Sprayed kitchen & bathroom sinks & toilets with Pure Citrus Orange Air Freshener before any showing. [link to www.walmart.com (secure)] Do not burn a candle as I can smell the odors, home sellers are trying to mask. Freshly baked cookies in the oven. Freshly vacuumed and did not leave footprints in carpet by dragging vacuum over my footprints behind me as leaving room before any showing. Since this is a SELLERS MARKET, perhaps not all of this is needed. You’re so on it, I’m surprised you even bothered contacting a realtor. Good work! Wow, so flattered THANK YOU. Your comment made my morning. With the internet, good research is readily available. Would have happily sold it myself except we were under a time crunch, selling in the fall & a few years ago not a time of a robust market such as now. Another item of importance is LANDSCAPING AROUND ENTRANCE. Crucial it be cleaned up. Any dead shrubs need to be replaced. Mulch has to be fresh & crisp color. I used black mulch as it looked stunning against the green shrubs. Backyard/sideyards make it look good as well. Trimmed & mowed, no junky furniture, no junk piles. Any build ons, lean too or temporary buildings have to go. Pots of beautiful blooming flowers would be a welcome addition. Another helpful hint, if home has any handicap items, REMOVE THEM. Research shows prospective buyers are uncomfortable in a home for sale & leave the home quicker. So no ramps, handicap bars, power chairs, walkers, wheel chairs. Put all these things in the garage TOTALLY COVERED with quilts, blankets, tarps. If the person still lives in home, put items back out again after showing. Just perfect for me ! $114,000 in a neighborhood where most of the houses are selling for $200,000+ including the one 2 doors down from my new home, which is a lot smaller than mine. I put $10,000 into this new home on top of the $114,000. Had it fenced in(got 2 dogs), repainted on the inside, an egress window for the basement bedroom, new handrail for the basement stairs,original hardwood floors refinished, carpeted both enclosed porches,etc. The owner wanted to downsize to a condo, but then she lost her job. I was the first bid and she took it right away. I was in the right place at the right time. Praise God from Whom all Blessings flow !!! |
