In that time I've only had 1 crackhead rip the copper pies out to scrap but even then my insurance company paid to replumb the entire house. I manage my own properties but there are also plenty of prop management companies that will screen tenants, collect rent etc and even absorb the loss of court costs, unpaid rents, evictions, etc. The props i have in FL have both doubled in value since I bought them and the are fully paid off via tenant rent. Housing prices only impact those who are trying to buy or sell. The rent comes in every month regardless of the market. Really don't need immediate liquidity because of the constant cash inflow, unlike stocks that you sometimes have to wait years to recover after a downturn, if at all. With stocks you are always relying on someone else with your money, which I have learned over the years is a fool's errand. |

Which I wouldn't invest in due to not having the risk tolerance for them. I have too little money for a "shoot for the moon" penny stock. Sure I speculate on Ripple, but I don't actually think it'll ever be worth what they say it will be. Pfft Ripple at 500 USD or Bitcoin's 1 million. I have Ripple because it's "nerd" "Magic Internet Money." I also find that saving into a Bitcoin debt card means I spend less on Lotto and beer, which is why I had that $900... I think it was Warren Buffet who said, "People should invest in what they know/understand." I understand the concept of loaning money and how it creates credit. I also understand computers and the internet, but Telstra doesn't offer a 7% dividend... As for index Oz/international ETFs, that'll be in six months time.
