I've had rental props both commercial and resi for over 20yrs. In that time I've only had 1 crackhead rip the copper pies out to scrap but even then my insurance company paid to replumb the entire house. I manage my own properties but there are also plenty of prop management companies that will screen tenants, collect rent etc and even absorb the loss of court costs, unpaid rents, evictions, etc. The props i have in FL have both doubled in value since I bought them and the are fully paid off via tenant rent. Housing prices only impact those who are trying to buy or sell. The rent comes in every month regardless of the market. Really don't need immediate liquidity because of the constant cash inflow, unlike stocks that you sometimes have to wait years to recover after a downturn, if at all. With stocks you are always relying on someone else with your money, which I have learned over the years is a fool's errand.

I'm sure your economic situation is someone else's fault...surly not yours

Let's assume for a minute it was $1 million you had invested

You take out $500k and hold just in case for four months

Assuming you make roughly 2-3% on that $500k in four months (high return for four months) it's only $15k profit
If the market dips 10+% and you rebuy in cheaper, the amount of shares you now hold are greater giving you more dividends and potential for gains

But hey, do whatever you want bro

Trump made his fortune in real estate, if you got the drive you can do it...
