In that time I've only had 1 crackhead rip the copper pies out to scrap but even then my insurance company paid to replumb the entire house. I manage my own properties but there are also plenty of prop management companies that will screen tenants, collect rent etc and even absorb the loss of court costs, unpaid rents, evictions, etc. The props i have in FL have both doubled in value since I bought them and the are fully paid off via tenant rent. Housing prices only impact those who are trying to buy or sell. The rent comes in every month regardless of the market. Really don't need immediate liquidity because of the constant cash inflow, unlike stocks that you sometimes have to wait years to recover after a downturn, if at all. With stocks you are always relying on someone else with your money, which I have learned over the years is a fool's errand. Trump made his fortune in real estate, if you got the drive you can do it... I have two props that clear $10k/year that cost me $52k each but are now worth $100k each. The average person can't make that kind of return in the stock market. |

I'd sell it, but I'd rather keep it as my new home and garage/machine shop. |
