A real estate team is a group of real estate agents who work together and share commissions. Rather than working with one real estate agent, you'd work with the team as a whole. There are no set procedures that all real estate teams must follow, but team members almost invariably pitch in for each other and share the team spirit.

The agent negotiates her rate, usually 7-8%, with the seller...She may show houses that her agency represents and can negotiate with other agents outside her network, should you not find what you are looking for in their listings...

Does your brother have an exclusive listing, meaning no other agents can participate? If not you can get your own real estate agent to negotiate with him in buying the house. Make an offer, let your agent write it up and present to your brother. He can say yes or no or make a counter offer on behalf of the seller.
You would not even have to talk to or see your brother.
