In the past 6 months-year, I have noticed more businesses in my town going out of business with no new tenants coming in, just lots of empty commercial space. Never seen it this bad before and it's a relatively well-off area.

The booms are getting bigger which means the busts are getting bigger. This stops when the fed finally allows interest rates to normalize to what the market demands and they force banks to mark their assets to market daily.

Once those 2 things happen we can begin the clearing process, a lot of people will get hurt, but this extend and pretend economy can't go on forever.

It's no secret the infrastructure in NNJ is shit, but they have been doing multi million/billion federal, state and local road, bridge, water and other projects (lookup Pulaski Skyway). I'm not saying it isn't free printed money, but it's being used for infrastructure and multi year projects.

Got to tell you Bill, I often get called Mr. Doom & Gloom, but you got me beat in spades! Of course all of the points that you have made are pretty much right on accurate, if not slanted to the Doom perhaps a bit. Accurate nonetheless. I have always caught hell because after spending a lifetime as an engineer where I or we were brought in to find and solve the problems, you definitely concentrate on what is wrong. Of course as engineers we were competent and capable of not only finding the problems, but we were also able to implement solutions to them as well. The national problems that you point out however, and beyond solution unfortunately. As Cather Austin-Fitts remarked last year, this country now needs engineers to come in and fix the problems, NOT lawyers and bankers to profit from things they way they are.

I can comment on every one of the points that you raise, but for now I will just start with the real estate question. Because I am a Committeeman in our Township, I received a phone call from a local real estate saleswomen. She told me that there is a severe shortage of homes to sell in our area and did I know of anyone who might want to sell theirs? I was amazed and told her that we have 27 abandoned homes in our 21 square mile Township as well as about 1/3 of the homes otherwise are on the market for sales right now. "No she said, nobody wants those houses, they want reasonably priced homes that do not have to be rebuilt before they can be moved into". She also claimed that in their internal meetings, the real estate people are anticipating mortgage rates hitting the 6% arrange by Summer, further complicating the mess. We have many people right here in Hunterdon County New Jersey, the wealthiest county in the State and the third wealthiest counties in the country that are in foreclosure, or recently out of work and struggling to make the payments. It is NOT good, not good at all and if it gets any worse it may seriously compromise our tax base. I am currently strongarming out Township Committee into paying off $2.5M of our $5M in notes on an operating budget of $2.8M. I only hope that I am not too late. Municipal debt is TOXIC and will be the first to slide into the abyss. More later.

C'mon folks. Cut the dude some slack. I don't agree with everything, but the financial collapse is coming. As I said earlier, Q3 is the time period. We will have another mortgage crisis. We will also have a liquidity problem.

What do you think all these banks, China, Russia etc are doing buying PM's like they are going out of style??

We even have a little known agency in the Gov't predicting it and they have never been wrong. I guess they would know. Perhaps they are the ones calling the shots...who knows.

This is what we are seeing as well. Also friends and relatives who are self employed are having serious trouble finding jobs - for the first extended time. Some are getting desperate. There's not much money out there except for the EXTREMELY wealthy.

I don't know about 2-9 but I am highly placed when it comes to #1. The real estate market is due for its downward cycle. The market has always cycled around 7-8 years. We've been increasing now for over 7 years because of false low interest rates. It will drop, but maybe not as bad as last time. The one thing Dodd-Frank did was made it harder to borrow money, so spec homes haven't been built at the same pace they were before DF. The key to how low it goes is the job market and whether there are tons of layoffs that cause people to lose their homes. That's the unknown. The known is we are overdue for a cycle downward.

But when a collapse happens they will all go down. Which means all major countries will have to work together to restructure.
