My FIL has a former tenant who's suing him for $650,000.

Tenant complained 24/7 about repairs needing to be done but refused all access continually to unit for repairmen, even with sheriff's deputies aid.

Plaintiffs attorney has a big surprise coming. No liability insurance exists anymore. No assets in his name to seize. They're working on contingency.

Eventually he will sell his rentals just like me. And when the next landlord buys them and renovates expect the rent to go up 50% minimum. Then those nice people will be out of luck.

Coming from someone who learned a trade, owns his own business, owns all assets free and clear with no debt, and actually MAKES things you are a leech.

Your service is building a box and charging more then it costs to maintain. You have learned no skills from this, maybe if you did your own maintenance you have some skills but if you have a decent sized apartment building that would mean you never take a vacation either or run a slum.

Also due to the nature of you being a leech you mainly see low income tenants (apartment renters) so it does not surprise me you don't understand how they scrape by when it is you that is just the first dickhead in line with your hand out.

And to add, yea I typically choose to stay on the acres of property I own completing improvements on my time off from making income. I have had jobs in the past that required travel and I am just a homebody who prefers to spend the money on upgrades here I can enjoy for years vs a dumb experience as a tourist that is fleeting.

Why would I do that? I moved to the country to stay away from dumb(all) people. I want nothing more then to see as few dickheads as possible. Your business means you exclusively deal with dickheads and thus become one yourself.

I don't disagree that most of America has turned to fucking morons, and landlords are a basic necessity. I haven't watched TV for years and fuck social media, these are time wastes like going and sitting on the beach on vacation. I do build things in my free time, I also grow food, raise livestock and learn SKILLS in my free time.

Deadbeats cannot be renters because they would have no credit, and wouldnt pay rent

I have a fellow landlord that needs to renovate a 10 unit. He has two openings and was going to float tenants to the vaccines and remodel each as the lease is set to expire.

One problem the rent is double when the remodel is over. Nobody can afford it so now he is just running the lease out and remodeling them all as they leave.

Problem is his 100% increase is VERY low compared to the local area. So he has rent down-graders on a waiting list because everyone’s rent is going through the roof when the current lease expires.

Where those 10 families going? I have checked prices and nowhere around here that’s for sure.

Sorry to disappoint, but I’m getting ready to buy another single family dwelling on this dip and rent that one out as well. I’m not selling shit, because when I hit retirement age I’ll have my pension and 401k, my wife’s 401k, and hopefully 3 rental properties. And I will be comfortable and do nothing then.
