No one can own land in the USA. It is all just leased from the government.

You are told you can buy it,but you have no rights to any minerals,the water flowing on it(in some states under it),and if you miss a tax payment it then goes to the government.

The sad thing is I shared this same concept with a black man at work who has (10!) adult children, all rent, but he thought it sounded to good and never looked into it. I was like man, you're whole family can have a place and each finally own something.... but he just wouldn't put any actual thought to it.... sad really.


I don't have the karm, but if someone wanted to pin for a shift.

It's the only way out of the rent slavery for the working class.

What are the property taxes on the land in Colorado? Is it farmland, unimproved land, etc.? Unless there are roads to the land and at least electric it will require a well, septic, and off grid solar.

-Learned from Nepali Immigrants-

Example:

10.67 Acres - $1000Down - $366mo - 8.9% Interest

They create a legal Trust,

They all pitch in $100 for the down payment,

They all pay $36month to the trust account.

That's It, a poor immigrant is now a land owner for shite. Sure some rules in place for the trust, like if one backs out or fails to pay they can be removed and that acre split up or another voted in to buy....

But that's it, and IT's HAPPENING, A LOT

It is sad to many "mericans'" are to damn greedy & untrustworthy to form land trust groups.... their own demise is also their fate of forever rental slavery.

Try Zillow.com or realtor.com and search North or West Texas.

I found 177 acres for $149K. Had CRP payments and some oil company rent for storing equipment.

With a Texas Vets Land loan, I could own it and have out-of-pocket cost of $2K/yr including paying property taxes.

The big issue is usually water. However, you can always put in a big metal barn with gutters going to a large tank or cistern.

I did a search for properties UNDER $15K in Texas and found lots of rural lots. Some were in E. TX forest areas.

Ditto with N. Mexico, OK, AR, et al.
