It has been a family trust since my wife's great grandmother bought it for $13,000 way back when. Yes, the Nepali's all live in such family hives in Nepal. It's the only way to afford living & help one another. For this same reason I bought (over time on payments) 5acres for each of my sons in Colorado. I'm as poor as any other labor-class worker, but I was least able to gift them that for life and it's bare land but gives them a way out of the rent trap. There are many companies out there that do zero credit check land sales, but I listed Classic Country Land as that's who've I've used for my sons... but there are many. What are the property taxes on the land in Colorado? Is it farmland, unimproved land, etc.? Unless there are roads to the land and at least electric it will require a well, septic, and off grid solar. |

Had CRP payments and some oil company rent for storing equipment. With a Texas Vets Land loan, I could own it and have out-of-pocket cost of $2K/yr including paying property taxes. The big issue is usually water. However, you can always put in a big metal barn with gutters going to a large tank or cistern. I did a search for properties UNDER $15K in Texas and found lots of rural lots. Some were in E. TX forest areas. Ditto with N. Mexico, OK, AR, et al. |
