the final nail in the coffin for landlords
it was a long day and i got fielded to 30 different folks.

but there was some headway in my battle.

federal government is about to remove the yearly lease requirements and if a company still does it, will fine them to help pay for renter's insurance.

it's suppose to be one of biden's big pushes for re-election. but it was decided today and my knuckles really hurt from all the desk cord chat today. bleh.

i want to game but i really don't want to now. y'know?

all renting will be required to be month-to-month with 30 days notice required.

i've asked two attorneys in madison and they both said it looks clean and crisp.

let's get this ball rolling.

if you still don't get it, it's and underlining reason why most HOAs bane landlords and property managers.

Re: the final nail in the coffin for landlords
I'll need to up my rents more to cover this financial persecution.

Someone has to pay for the extra months in vacancies it will cost to clean and re-rent. Another $600 a month x 12 months or 7200 per year should cover my possible losses and extra costs.

Then if they stay longer for every month, cause I'm a super nice guy and all, I'd give them a discount so if they stayed long term I'd try to net the same over years, but if they stayed short term, then I'm more like an AirBandB and they can pay up, or live somewhere else.

If it applies to commercial, my tenant is going to be pissed. I gave him a 20 year lease at only $500 a month on 7 acres on an interstate exit so he could build a truck stop. He was able to secure a $2.5 million loan partly based on the lease at the cheap price.
I will not raise the rent, I gave my word, I just hope the damned thieving bankers don't try to hold him up.

It’s the exact opposite.

It gives landlords the option to renegotiate the terms of the lease every thirty days. That only puts the renter in more jeopardy.

Without a years lease, renters are never more than 30 days away from homelessness. Won’t even take a trip to the courthouse to have you out in 30 days, any 30 days your landlord chooses. Doesn’t sound good to me.

Seems good for landlords. So glad I sold my properties.

Re: the final nail in the coffin for landlords
This idiot has been posting about hating landlords of any sort for a long, long time.

Making "predictions" about their imminent demise, though he's never quite figured out where he's going to live if that happens.

He's a lib so it would seem he thinks government run housing would be the ideal solution.

Here's one of his posts from almost two years ago, another fail.

Thread: I promise you right now, there will never ever be another federal loan available for landlords and property managers

As to what he's babbling about now he apparently doesn't realize his rent could be raised every 30 days...
