I’m giving up
I curse this housing market and the greed and insanity that is going on.

I am (was) a prospective first time home buyer and have been looking since late February. I have waited so long for this moment and I’m pissed to be walking away and giving up. It’s just a stupid time to buy. Fuck this.

I entered the workforce in 2008. I have moved to four states for work and finally found a decent job (unrelated to my degree) and started climbing the ladder. Basically I started again from scratch having wasted time and money for college. For the past seven years I have been working insane hours, scraping and saving. It has been very hard.

I am finally ready to lay down roots, and buy my first home.

But with all this shit that’s happening right now in the housing market, I’m just done. I’m tired of putting in sensible and secure offers and getting rejected.

First, these buyers who are offering $100k+ over asking, waiving appraisals (wtf?) and inspections are just plain stupid. They’re only doing it because sellers are becoming even more and more greedy. It’s like if you see a home for $350k it’s an auction starting price with an expectation of $400k or more. I know it’s probably even worse in some other areas of the country (TX here). And yes I am aware of the supply issue, brought to you by the foreclosure moratorium, insane cost of building materials, and other f u c kery going on right now. Watch when they cancel the moratorium.

I hope these greedy bastards get screwed with big fat tax bills for their over asking, or their “amazing cash buyer” ends up being some kind of bullshit flake and the deal falls apart. You deserve to be left empty handed for your greed.

And if you’re a seller in this market right now and not considering who you are actually accepting, you’re responsible for what is coming. Foreign investors buying up properties to then exploit people by charging rent at exorbitant rates. This will kill off any last vestiges of the middle class, contribute to child homelessness, and early death. Whatever position you seem to have enjoyed for yourself must have been so nice eh? Just by virtue of when you were born on this pathetic globe were you able to rake in all the goods. Now you’re locking out the opportunity for anyone after you. And it will come back to bite you in the ass.

Here’s a thought- Why not consider the best offer from good working class people who just want to keep their families safe, warm, and fed? Someone who would live in the actual house and take care of it for decades? Someone who would give a shit?

Happened to me a number of times OP

Over the years I learned to be happy with the no buy outcome

because;

It would have been the wrong buy.

Seriously I just didn’t realize it at the time. It works out for you at the end.

Look make offers within your budget and if it doesn’t happen it wasn’t right for you.

People talk about a crash. Maybe you’re meant to wait for that. So you cen get YOUR home not just a house.

Frustrating but true.

I would wait until after the real estate bubble crashes. You'll be able to get some these same homes for MUCH less. Probably within the year.

Don't get caught up in this current unsustainable real estate mania, and be left holding the bag.

I hear you, but I wasn’t looking for a “bargain”, I was looking for a livable home that didn’t break the budget and that doesn’t seem to exist right now. Looking at comps from as close as two weeks ago in the area for my most recent offer was for a house majorly overpriced by almost $40k in asking. Basically livable but some work needed. Apparently sellers are getting this and over asking as well as no contingencies. This is not “bargain hunting” to say no to waiving appraisal and inspection.This is common sense. I’m not going completely under water for a house. I’m angry, but I’ll wait. This country has lost its collective mind.

Looking for rural?

The craze will never reverse, people won't stop fleeing cities, so no matter what, people looking for rural won't catch a break from supply/demand, especially with an excess of cash buyers.

And who's to say this will be a nice soft collapse with everything still in place for you to jump to the front and win the game?

Don't get emotional about these things. It's just things. I've been trying to buy a house for like 10 years but prices go up faster than I can save. I might never be able to buy one in my life but that's ok, it's just a house.

Then get the Repo home for pennies on the dollar...

Did that in E. Kentucky. Land and double wide originally went for $40K. Double wide was trashed. Got the whole thing at a bank auction for $2,400. That was on 4.5 Acres. Land prices were going for $2K per acre in that area...

it isn't always the case that real estate is a good place to put your money. people can end up "upside down" in a bubble.

so maybe you are more lucky than you realize

i also feel that "home" is often kind of "fated" and you might not have realized where "home" is going to be just yet.
