Haha. Good catch. $50k starting price now. Plus another $100k to finish it out, foundation, septic, water etc. Then the land.

Sounds about right.

Then you have to do the plumbing and the electrical (to code). Or pay a contractor to do it.

And if you live in a heavy snowfall area, make sure that the rafters provided will support the code-mandated snowloads needed (depending on your property's elevation). If not, then see if they have beefed-up versions availible. In a warm no-snowy area, no problemo, of course.

In Arizona you can get those small new 300-400sf Graceland ones for $10-15k, and I saw one (a few months old) WITH coded plumbing and electrical added go for $9998 on CL 2 yrs ago! Just needed to be moved for an extra cost.

These mini/tiny homes are more practical in areas that are tolerant of them, sq-footage-wise.

Many Counties require 600sf or 800sf minimum houses to be built and not the 300sf ones.

Location is everything when it comes to those legalities.

It sucks, but codes and zoning are designed to protect revenue for TPTB in each area.

A friend of mine in the AZ mts had his house remodeled to code by the top local electrical contractor and the electrical bill alone (w/full kitchen and appliances came to almost 20 grand for a 20yo 2400sf home.

Electrical work on a house isn't cheap!

These are fine if you have the skills to do the work to finish them. Some come with wiring, no plumbing, and nothing else as far as I can tell. These are good for one or two people as a cheaper place to live. It can be done.

If you have land that you can build almost anything on, you can find someone who cuts lumber and has a sawmill and buy locally and build your own little by little. You can find older bathroom things like commodes and showers, or tubs, you can buy or build the vanities, the plumbing fixtures have to be bought. Plumbing can be learned if you are good at learning, electricity can be dangerous unless you know a good bit about it. Of course if you want to keep it simple you don't need too much in the way of electricity. You really don't, you can go to gas. Having electricity used to be a luxury.

After fining the machine run on water I would say, there is not much in the way of tools and things you use around the house water machines can't handle. The one thing you have to have is warming and cooling, and water to drink and use in your needs. It would be nice if everyone could just have enough water without having to buy it.

The problem is that it's only a framing job worth about $1500. That's not a joke.

These homes are not even a shell. Everything you see in the picture is NOT INCLUDED, you get only the frame and you're supposed to build it to look like that after the frame is up.

You don't get what is in the picture. You don't get that porch, you don't get the windows, you don't even get the sheathing on the walls. You might get the stairs, but there won't be any floor boards either.

HD has sold these models for 5 yrs now. If you pay attention the model at our local HD will be clearanced at half price.

It’s more of a glorified storage shed than anything else. The former residents next door to my parents put one in a few years ago in their back yard. Didn’t come with any utilities.

In other words, it is EXPENSIVE. This is something someone could put up for about 5,000 and the price for that one is $37,000

I've spent time looking into these kit 'houses'/sheds/garages/cabins, and the shell price is far different than the final cost.

If you can do the work to complete it (yourself), all the power to you.

The real key thing, tho, is to find the right real estate to put that building/home on.

I have been a dubious follower of the tiny house trend that became a media darling several years ago.

that is why this interests me - it seems to be a pre-made tiny house.

the entire movement is taking a good impulse - building more functional houses - to the point of being ridiculous
