I'm going to start at the bottom floor because unfortunately too many people are completely unaware of how the housing market works. See the below picture:

When you buy a house with a mortgage, most likely that mortgage is not just a debt sitting on a ledger at the bank. Your mortgage, along with the mortgages of thousands, or even tens of thousands of other people, have been bundled together into a financial instrument called a Mortgage Backed Security (MBS). The theory behind these securities is that if you have 1,000 mortgages bundled and then sliced into 1,000 parts if one mortgage defaults, it is only a .1% loss over the entire security.

These security instruments gained a lot of press in the 2007 financial crisis when it was discovered that "toxic" mortgages were rolled within these complex securities and spread around the financial industry.

Many people are unaware of how this systemic problem was "solved." One of the primary ways was through the Federal Reserve, who began to buy up these toxic MBS in order to restore confidence in the MBS industry.

Well, here is the dirty little secret, they never stopped buying them. Even after the supposed "recovery" the Federal Reserve just kept buying and buying and buying...

As of last month the Fed held $2,184,684,000,000 in mortgage backed securities.

Step back and ask yourself, if the economy recovered from the financial crisis, why didn't the fed accelerate their purchasing of MBS' dramatically in the last 10 years?

This is the black pill: These actions by the Fed aren't going to stop or reverse in the foreseeable future, in fact it's not so much a "won't" as it a "can't". Their actions have injected $2 TRILLION dollars into the housing market, and made housing a GOVERNMENT GUARANTEED asset.

This direct intervention into the market (not to mention their $4 trillion dollars in t-bills) is fast-tracking us back to a serfdom economic model where the wealthy lords own all the property and the non-elite class "own nothing and love it."

The looting that we have been witnessing on the streets has also been happening in our government and wall street, the only difference is the media reports the $200 shoe thief, but not the $100 million hedge fund robber baron.

Correct but big investors are buying up entire subdivisions at a major premium and then renting out the entire subdivision to slaves.

That's why lumber is going through the roof-- big home builders don't care what they pay for lumber as big investors are willing to pay 40, 60 even 90% PREMIUMS over market price.

They price out the middle class and keep then slaves

Good analysis from OP. Also the early millennials have a higher population due to baby population rise during that era, which will create artificially high demand for some time to come, as they've all reached their 30's.

This is a perfect storm of slavery and unaffordability.

Past bubbles were created from debt. You can't fix debt problems with more debt. The problems are covered up with cheaper debt (lower rates of interest) but someone still has to make the payments on the mortgages.

Fact is fannie mae and freddie mac own almost $9 trillion in mortgages are being subsidized by the fed and us taxpayer. So that $2 trillion number is off by at least 450%

I'm telling you...the entire US is going to turn into a giant corporate owned rental market. I predicted this back in 2008. I work in the industry. I see corporations buying hundreds of homes at a time. I see whole subdivisions being refinanced at one time.

I know this sounds crazy but I think once they own all the SFR's, they will evict the people renting them and force them into Soviet style projects. Then the vacant SFR's all around America will either be given to third world invaders or simply bulldozed. I am not saying this will happen soon. Give them 10-20yrs after they de-populate the planet via the vaccines. Of course the choicest homes will not be given away or demolished, they will be given away to party officials and their extended families. This will all coincide with the decline of the oil & gas industry and the auto industry.

They will lie and say everyone will be driving electric cars by 2030 or 2035. The truth is that, they will kill the production of gas & diesel cars/trucks and there will be no going back from that. Then, because they will have to admit that it is impossible or not feasible for every American to have an electric car because we don't have the infastructure for it, they will say that each household or qualified individual will be allowed one electric vehicle.

But that's about the time they'll start forcing people out of the single family homes and into the projects. Which will be about the time they are finishing all of the light rail projects all around the country in all of the bigger cities. So then, the people who are remaining are already living in the projects and don't need a car at all because of the ease of public transportation, nobody except party officials and their families living in the remaining suburbs will be allowed electric vehicles.

And that my friends is how they will enslave the planet....imo. Then the "carbon footprint" will be zero...exactly equal to the amount of freedom the remaining citizens will have.

Part two will be digital only money, no floorboard cash and then you will see negative interest rates on your savings.

Looking at it from the other side and considering how much people are paying for these houses....this obviously cannot continue because....the people DON'T HAVE THIS MONEY EITHER. And all it takes is losing a job to lose the house.

Of course we ignore that a lot of housing is being bought by institutional buyers. I think Red China is a big one.

None of this ends well. We should always aim for stability, not booms.

It looks like the people who decided not to start a family were right after all. I can't imagine what a kids today's life will be like when they come of age. I don't see any graceful way out of this.

Looking at it from the other side and considering how much people are paying for these houses....this obviously cannot continue because....the people DON'T HAVE THIS MONEY EITHER. And all it takes is losing a job to lose the house.

Of course we ignore that a lot of housing is being bought by institutional buyers. I think Red China is a big one.

None of this ends well. We should always aim for stability, not booms.

IF houses and real estate are being bought at OVER their value, then mortgages are NOT being used to buy those proprerties that are overpaid for. (because banks won't give out mortgages on property unless the property is appraised at the money the banks are lending).

So, CASH is being used to buy the properties that are being OVER-PAID for.

I'm going to start at the bottom floor because unfortunately too many people are completely unaware of how the housing market works. See the below picture:

When you buy a house with a mortgage, most likely that mortgage is not just a debt sitting on a ledger at the bank. Your mortgage, along with the mortgages of thousands, or even tens of thousands of other people, have been bundled together into a financial instrument called a Mortgage Backed Security (MBS). The theory behind these securities is that if you have 1,000 mortgages bundled and then sliced into 1,000 parts if one mortgage defaults, it is only a .1% loss over the entire security.

These security instruments gained a lot of press in the 2007 financial crisis when it was discovered that "toxic" mortgages were rolled within these complex securities and spread around the financial industry.

Many people are unaware of how this systemic problem was "solved." One of the primary ways was through the Federal Reserve, who began to buy up these toxic MBS in order to restore confidence in the MBS industry.

Well, here is the dirty little secret, they never stopped buying them. Even after the supposed "recovery" the Federal Reserve just kept buying and buying and buying...

As of last month the Fed held $2,184,684,000,000 in mortgage backed securities.

Step back and ask yourself, if the economy recovered from the financial crisis, why didn't the fed accelerate their purchasing of MBS' dramatically in the last 10 years?

This is the black pill: These actions by the Fed aren't going to stop or reverse in the foreseeable future, in fact it's not so much a "won't" as it a "can't". Their actions have injected $2 TRILLION dollars into the housing market, and made housing a GOVERNMENT GUARANTEED asset.

This direct intervention into the market (not to mention their $4 trillion dollars in t-bills) is fast-tracking us back to a serfdom economic model where the wealthy lords own all the property and the non-elite class "own nothing and love it."

But I fear that we'll have a full scale revolution on our hands before this happens. The looting that we have been witnessing on the streets has also been happening in our government and wall street, the only difference is the media reports the $200 shoe thief, but not the $100 million hedge fund robber baron.
