We're donating the rest to a food bank, then we'll restock at the new house with a better rotation system in place so stuff doesn't expire. According to our inspector, the place needs a new furnace, AC unit, and fireplace flue. That gives us some good negotiating power to purchase it for even less than we initially offered. Here's where I need some advice from savvy GLP-ers. We'll have the choice of putting in an electric furnace or propane furnace. We have a 500 gallon propane tank on the property that runs the backup generator and feeds the current furnace. I'd like to go all electric on the furnace so the propane can just be filled and sit there for power loss events, but I don't know if electric furnaces have gotten as efficient as gas furnaces yet and I don't want to kill our electric bill. Any advice on that? I would totally go propane. Especially if you have the fireplace for supplemental. You are already getting the tank filled and if its a cold cold cold winter electric will add to the costs you have already incurred with securing wood/propane. I have never had an electric furnace but I know when I run my electric baseboard in my bathroom and a small electric space heater my electric shoots up ridiculous for that month. When I first got UP here, my front propane wall furnace wasn't kicking on after using it a few weeks. Had to use a space heater for about 3 weeks at night especially and my electric was almost $200 for that month. And this house is only 440sq ft. I know furnaces are more efficient than space heaters, but like I said, if you are already buying fuel for other sources electric will only add to costs in the long run.
