Just finished throwing away expired items from our shelter. We're donating the rest to a food bank, then we'll restock at the new house with a better rotation system in place so stuff doesn't expire.

We'll also be dumping a bunch of our stored water. Since the well system out there is connected to the backup generator, I won't stockpile as much water as I have been, but I will still keep some in reserve.

According to our inspector, the place needs a new furnace, AC unit, and fireplace flue. That gives us some good negotiating power to purchase it for even less than we initially offered.

Here's where I need some advice from savvy GLP-ers. We'll have the choice of putting in an electric furnace or propane furnace. We have a 500 gallon propane tank on the property that runs the backup generator and feeds the current furnace. I'd like to go all electric on the furnace so the propane can just be filled and sit there for power loss events, but I don't know if electric furnaces have gotten as efficient as gas furnaces yet and I don't want to kill our electric bill.

Any advice on that?

heat pumps are designed to keep the air inside 20 degrees warmer than outside air, so if your in a extreme cold that isn't the best option unless a fire place or some other form of heat. we do have thermo windows

our house is 2800 sq ft I run the fire place wide open in the winter if temps get into the 20s the heat pump always kicks on. we keep the thermostat on 72 in the winter. for our climate it works very well but if i lived north of Tennessee id think of a better solution or a dual fireplace
on a side note my mom has a 900 sqft she heats with electeric oil heaters and her bill runs around 90 dollars in peak.. and she runs window units in the summer and still avgs out around 90 buck.. which really floored me when she told me.

That's why I've never shopped on Black Friday. After buying the extra groceries for Thanksgiving on the 15th there wasn't anything left until the 1st. Of course, all the stuff the kids wanted were sold out buy then, but I learned to get creative.
