I live in Rhode Island, (NOT LONG ISLAND)I am a Real Estate Agent, when the pandemic started alot of people from New York that were ordered to work from home left the city and came here to their summer homes, we had so many New Yorkers show up the Governor had the State Police and The National Guard at the State Border, if they were a property owner they were forced to quarentine, since then alot of New Yorkers have tried to come here to buy property but the supply is limited. Here is the thing, they arent going back they are set up to work from home along with the rest of the country. The commercial real estate is going to crash in NY and its going to be bad.
