In the last stimulus bill that Congree voted for and the Pres signed, it had the ability for people with mortgages to apply for forbearance. As far as being able to evict tenants it was either the stimulus bill or state mandates. I can look it up if you like. Luckily, they are both still paying me. I have small mortgages on both and enough reserves to pay 8 months on each should they remove my ability to collect before I sell them. Leases both mature in September and I am listing both properties this Wednesday before this whole thing collapses. The Governor of Arizona has signed an E.O. preventing evictions through the end of October. This has been going on since March. There is an assistance program but from what I am hearing, no landlord has received any assistance from the State of AZ. So here is a scenario: You cannot legally evict your tenant or seek any legal remedy. You have a mortgage on the rental property that you cannot pay now. Theoretically, you could be 150 days past due at the end of August. It is a non-owner occupied property which would accelerate a lender's foreclosure process and most lenders won't accommodate forbearance on a non-owner occupied property. SO you lose it and any equity you had. Tenants in AZ are just not paying, even if they have the money, why should they? And the lender now has your equity...
