My father was a teenager back then. He told me some horrible stories of people starving. Nobody had food. Nobody had money to buy food. There were no jobs. It was real bad. They used to grow potatoes and bartered...

Back then, people used to heat with coal. The kids used to scour the railroad tracks for bits of coal to take home to their families to heat their homes. They built fire pits with 55 gallon drums, filled with wood, to keep warm outside. All clothing was second hand and hand downs. Nobody had new shoes...

We haven't seen anything yet like the Great Depression. If we ever did, IMO the millennial's and younger generation would kill themselves. They wouldn't have the fortitude to survive...

This thread takes no account of an introduction of a successful vaccine for COVID-19. The economy will start to rebound at a tremendous rate once the vaccine reduces new cases and deaths. The large government debt is bad, but it can be overcome with high positive growth of GDP for two or three years. This will all be much more successful if Trump is reelected in November.

In the last stimulus bill that Congree voted for and the Pres signed, it had the ability for people with mortgages to apply for forbearance. As far as being able to evict tenants it was either the stimulus bill or state mandates. I can look it up if you like.

This is going to be a very bad month for a lot of people.

It will take at least two to three weeks to get all the federal aid programs running again. People will be scrounging for rent and utilities. On top of that schools/teachers will be fighting on what to do with the kids for September. Most likely furloughed employees will get MASS final layoff notices. This will also effect peoples health insurance who now will have to buy it on the open market. Their is no way to sugar coat it.

It is a shitty time to be a landlord. I have two small rental homes in Albuquerque. Luckily, they are both still paying me. I have small mortgages on both and enough reserves to pay 8 months on each should they remove my ability to collect before I sell them. Leases both mature in September and I am listing both properties this Wednesday before this whole thing collapses.

The Governor of Arizona has signed an E.O. preventing evictions through the end of October. This has been going on since March. There is an assistance program but from what I am hearing, no landlord has received any assistance from the State of AZ.

So here is a scenario: You cannot legally evict your tenant or seek any legal remedy. You have a mortgage on the rental property that you cannot pay now. Theoretically, you could be 150 days past due at the end of August. It is a non-owner occupied property which would accelerate a lender's foreclosure process and most lenders won't accommodate forbearance on a non-owner occupied property. SO you lose it and any equity you had. Tenants in AZ are just not paying, even if they have the money, why should they? And the lender now has your equity...

Remember, this is not a 4-year issue, or a 8 or 30 or even a 100 years old issue, more, like a change of 5600 or 13,000 years.
What we go through is the clearing up of thousands of years of mess. You can call it "biblical" although when it started, there was not even Bible yet. Not even the Moon, as the Greeks say.
