Right. Same here. Renters are stupid until buyers factor in Opportunity Costs, such as the case with me and you. I pay the same for the same in a similar neighborhood on Lake Michigan. No worries. Took the difference in what it cost me to buy a home and invested in in the stock market, which has tripled in price for savvy investors over that same period that a house only went up 150%.

Add in the cost of taxes, upkeep, furnishings, repairs, appliances, interests, insurance, time (yes, time)...and for a single guy I came out ahead. Unless of course I wanted to be a landlord chasing rent payments for the last 10 years. In that case, yes, it beast renting, even it it's just a single bed/bath. But it's not without bs, too.

Some are cut out to being a landlord and it depends on the area. Not everyone glorifies in that lifestyle. As a renter who invests the difference in costs of ownership, I can come and go as I please...and I still made out better than my friends who own homes. Yes, you can get nice apartments for $600/m around here. Not for long though, so I may buy soon.

For a family, renting make little to no sense. But for the single guy or gal in his or her 20's and 30's. It make a lot of sense if they are disciplined and savvy enough to invest the difference. You cannot get a mortgage for a home in my town for less than $1000/m. That's with the best credit and a basic two bedroom home. I was paying $400 10 years ago. It's all relative.

Keep in mind that most homes have not seen such fantastic growth either. 150% increase in 10 years is very rare, but many stocks have done that and better. Most homes have only appreciated 50% since 2010.
