What state do you live in? Honestly if you live in a state like Cali, you need to just leave anyways, there is no hope. It has become a third-world country, where you are either in poverty or uber rich, else you're screwed.

Yeah, construction booming now, but I think some overbuilding going on. Like I said, two apartment complexes within a mile of my house, two, just opened up, when we already have 3 other complexes in two mile radius with several large and several small condo associations, I'm thinking we're over built, same thing happened in 08, but more in Miami than here.

in my NE state....rents for a 1 BR apt. have gone up $250.00 p/ month in one year.
every month in every town , it creeps *up*. A great 1 BR apt. is now !350. A gross one is 950. In the country, now a bit suburban. 35% of people in my state rent. it is a disaster. renets pay 3 times valuation of owners. Wages DO NOT commensurate.

Likewise, where you do you rent your property? Some areas just not rising that fast.

Also, sometimes better to have good tenants than to keep raising rents, the cost of high overturn can eat you up.
