I'm just posting this to remind people that some of us are seriously effected. I'm not asking for anything other than prayers.


I have always been 'cursed' with horrible luck, and if there is an exception to something, then I somehow always fall in it.

I am one of the very very few affected by the shutdown, and I'm not even a government employee. If the government doesn't start back up by next week, I will be homeless. I don't work for the government, nor do I receive any benefits from the government.

BUT, I cancelled my lease for my current apartment, because I am buying my first house. We are closing next week. The loan is a federal government loan, and they have informed my wife and I that they refuse to issue the loan as long as the government is shut down. So, I will be packing up everything I own into a moving truck and parking it somewhere until the government reopens (assuming the house I am buying isn't sold to someone else by then). The worst part is the loan is simply backed by the government. All the paperwork is done, but they are refusing to sign it until the government is funded.

For what it's worth, I 100% blame the democrats. But, just keep in mind that some of us can be very-oddly effected by a government shut down, so I do hope it is resolved soon with Trump coming out on top.

When North Korea is easier to negotiate with than the democrat party, then something is horribly wrong with them.

Gotcha. I’m the Regional VP for a company in East Tennessee. I believe you get USDA funding from the same region as us. Alabama is basically like TN. I’ve got about 5 USDA files sitting, at least 6-7 FHA files awaiting case # and a huge VA just got today. I’m not sure how VA will work but I’m sure it’s about like FHA. My loan officers are all getting draws because we can only close conventional. I’m going to shit hungry!

I hate to be the hater of bad news but you still have several days after that possibly. The problem is that you don’t know where your file is at USDA and how many are lost or in front of it to get endorsement. Then you probably will get your closing disclosure and get to wait at least 3 more days. You can thank the democrats for that too...

Awe I hate to hear that. Best of luck to you. But it's great to hear you still support President Trump. I want the barrier...he should start calling it that. What's wrong with our coastal states? And congressional people who want open borders?

I know they want the votes...don't get me started on the you have to have an ID to vote conflict...you have to show an ID to do everything else!! And Mr. Trump please start using that wonderful line you used in the campaign: We either have a country or we don't. Look up what it takes to move to Scotland or most any other developed country!! Eye opening.

You realize how bad or should I say easy to come into our country illegally. Parts of the Rio Grande are so little you can wade across!! Alright swim but not far at all. Please build a barrier. How much is our patriotic Go Fund Me up to? I forgot to check it today. It's great. Just about every time you refresh the page the amount goes up.

just stay in the apartment until the shutdown is over. pay the landlord month by month until fha starts approving loans again. if i was the landlord, it wouldn't be a big deal to me to let you pay month by month till they get the shutdown settled.

I can't. This is a luxury apartment, and I had to pay 2 months rent to break the lease and give a 60 day notice. They already have it booked for a move-in day for someone in 2 weeks.

Hey shit happens. I'd stay rather than be homeless. It takes at least 30 days notice to evict someone by law in most states, and then they have to go to court.

I get if you want to be a nice guy about it. But that's really on you then. Use the law to your advantage. Laws are there for a reason.

I'm just posting this to remind people that some of us are seriously effected. I'm not asking for anything other than prayers.


I have always been 'cursed' with horrible luck, and if there is an exception to something, then I somehow always fall in it.

I am one of the very very few affected by the shutdown, and I'm not even a government employee. If the government doesn't start back up by next week, I will be homeless. I don't work for the government, nor do I receive any benefits from the government.

BUT, I cancelled my lease for my current apartment, because I am buying my first house. We are closing next week. The loan is a federal government loan, and they have informed my wife and I that they refuse to issue the loan as long as the government is shut down. So, I will be packing up everything I own into a moving truck and parking it somewhere until the government reopens (assuming the house I am buying isn't sold to someone else by then). The worst part is the loan is simply backed by the government. All the paperwork is done, but they are refusing to sign it until the government is funded.

For what it's worth, I 100% blame the democrats. But, just keep in mind that some of us can be very-oddly effected by a government shut down, so I do hope it is resolved soon with Trump coming out on top.

When North Korea is easier to negotiate with than the democrat party, then something is horribly wrong with them.

Have your realtor draft an extension of time to close escrow (addendum to purchase contract) and request an interim lease prior to the close of escrow @ a daily rate that would be worth their while. The sellers might agree and hopefully will sympathize with you!!

Then they might be breaking the law. The most they can charge you for is two weeks. They can't double dip if it is occupied.

My husband and I have a few rentals and my understanding is according to the law you can only charge a tenant for the unoccupied portion of their lease. Even the two weeks is questionable since it is customary to do some renovation between tenants.

I know you don't want to screw the new tenants but it's not your problem.

I'd play hardball. Tell them you either get to stay until you need without any further issues or reimbursements or you will report them to HUD and the state.

Spent the last hour looking up rental laws in my state. The landlord has to provide 7 days notice before eviction, and the most they can charge is "up to the remaining months rent" - which is 4.5 months.

They also said I was not able to get my security deposit back, and by law I should be able to get it back. So I will talk to them about that one at least.

That's was my wife's idea (as well as another poster), but I had no clue how to phrase it properly. I will talk to my real estate agent about that. The house is currently vacant, so the seller is losing money on it every day no matter what.

I genuinely hate AirBnB, but they do often have halfway decent monthly rates.

Wanna hear about the time I got a cute mid-range cottage on there...got there and shortly discovered that the building was actually condemned by the city and the crazy lady next door had hooked up the water via a hose, etc, had "repaired" the place in some sort of paste and construction paper schizophrenia-induced psychosis, and was renting it out on AirBnB.

Tell your realtor this. “Due to extenuating circumstances with the govt shutdown and our apartment is already rented to someone else, we are formally requesting an early occupancy agreement or we are going to have to back out and use our reserve funds for accommodations for the family.” Ask the lender to write a letter stating that they file is already at USDA and is already approved by the lenders underwriter.

This will work I’ve done it hundreds of times. Use that verbatim. Lmk what happens.

Yes. Your realtor should know all the terminology and hopefully come up with solutions. I don't know Alabama RE law, however in my state, a daily per diem is typical for late closings. If you offer seller fair market value rent per day this should appease.

Unless the seller has a back up offer, it would be unwise cancel and start over with new buyers. Rarely that happens - especially this time of year. Good luck!

It sounds the way you describe it due to the title of this thread.

But he's homeless in the sense that the house they were going to buy is on hold because the loan is a federal loan. And he already moved out of his apartment because he was supposed to close on the new house.

"Homeless" has the connotation of one having no money to pay for a place to live. It doesn't sound like that is the case here.
