I was a poor student at the time...and my dad did ... After I graduated and got a job I then took over the payments ... I didn't sign a new contract 1 1/2. ago when the payments were to come from my acc. If you painted it, with their permission, over a year ago, they're required to paint it when you leave. Not you, they do, and its on your damage. They may not paint every year, but its their responsibility to do so every year. Cause over a year means it has nothing to do with color anymore, nor has anything to do with getting it in writing, its just the tenancy act, that they would have repaint anyway when you leave. If you're going to re-paint, make sure you find out which type of paint (flat, eggshell, semi-gloss, etc.) and which color (specific color) in WRITING from the owner. Otherwise you may re-paint only to find out the owner bitches about the type or shade of paint you used. He sounds like a complete dick to me. 800 square feet should be approximately 2 gallons (single coat). If he agrees (in writing) to flat paint, then it's the easiest to work with. Each gallon is about ~ $35 here, so the cost will be minimal. Figure another $40-$50 for a roller, brush, pans, tape, and drop cloths. [link to www.lowes.com] Good luck, CG! |

Well I was told today by the owner of the building that it has to all be back to the " builders beige" before I leave @ end of this month... Or he will charge me $1000.00 to have a 800sq feet apt painted Can he do this legally ????? What are my rights ?? Yup the landlord is within their rights. Most landlords in Canada will let you paint your apartment, but you must at least prime it white when you leave. |

I picked a shade just a few shades up from the " builders beige " In a way I don't have proof I got the paint almost 2 summers ago they bought it for me and I said I'd do it .. just say it as it as .. |

So long as the paint you used can be covered over with a coat of basic cheap apartment flat white paint, you don't have to paint when you move. I painted my kitchen & bathroom a pale pastel purple and got no argument at all from the apartment and got my full deposit back. Now had I used blood red enamel - then yes, I'd have had to paint it because that would require the owner to do more than his one coat of cheapy paint. God Bless President TRUMP! Some states require that it be repainted in its entirety every two years. That's on the landlord. Do you have anything in writing when he or she gave you permission to paint? Too many tenants forget they do not own the property and can do as they please. If you painted what color you wanted, then it is ALL on you to put it back the color ( exact) the owner/landlord wants. I run into this all the time, this is why tenant painting is completely out of the question. If you want to paint your own color then you need to own the property first. |
