so i rent out a single occupancy apartment.. tenant is sneaky sneaky!
Lease has area where tenants who occupy apartment go, only one signature.

First night I heard his gf down there, thought ok, maybe just a one night sleepover, enjoy the new place..

2 weeks have gone by, and I think the girl has never left... The thing is,

They are sneaky sneaky..

They are so quiet, that I've never heard them beyond first night or when they do laundry.. the odd time, my gf says she has heard a girl down there... We are upstairs.. apartment is basement.

So its like two weeks in and I'm still not totally convinced she's living with him down there. Today, I had to shutoff water so I left a 24 h notice on his door.

I must mention he owns a car. So I'm prepping a tiolet to replace and I notice his car is not in driveway, so I try knocking on his door, I immediately hear someone come to answer thinking its the girl, but it was him!

So now they have me even more flustered.. if not 15m later, I look outside and a car is in driveway.. not his, its hers... Wtf is going on?

I think this dude is coordinating so well with this girl, that he might be parking a street over to make it look less suspecious.

So right now, I'm waiting for the girl to leave so I can get a look at her, see if I recognize her from people walking by my street on other occasions so fully verify she has been staying down there.

The thing is, they are only here til the end of month, he only subletted one month from my previous tenant.. is it really worth hounding them for 100 bucks and getting them to confess, or just let it be even if I draw the conclusion today that she is staying there.

The apartment is priced for single occupancy hence the reason for asking for money, and my lease states no overnight guests and only has tenant as only occupant of the apartment.

In the end, I just can't beleive how sneaky they have been.

One month lease is no problem really. I would just ask them up front and try asking for extra money for the extra person. Maybe they will pay up just so they can stay .
They are quite guests , so thats a huge plus

Some thoughts. When you listed the apartment, did you plan on a price? Did you plan on a different price for 2 people? 3 people? Etc?...probably.not. If he was married say, and they both showed up and said "we're here for the apartment!!" would you have charged them more because its two people? ... Ive never seen an apartment listed with occupancy rates. If the argument is "well its utilities..." , maybe if it was a family or something, but for one person, the fridge doesnt work harder, the furnance etc. Maybe 1 tennant would use twice the power/showers they do. Ive been throufh this before. Im not tearing you down brother, but its unfortunate you see his girlfriend and see dollar signs over being happy for him or making a new friend. They live in your house, close as family. You want these people to be your friends. Or you can play "The landlord" and be treated like any other king...smiles to your face and curses behind your back.

Its not my house, its not my life. But if you want an opinion, theres mine. In this crazy enough world, score one for love!!!

I guarantee it will make you happier than a lousy 100 bucks!

I have turned down couples as well, its a small space.

But I agree, that in consideration that they are only here until the end of the month that its not worth wrecking the fact that all is well. I might still mention that I'm aware of it, I don't know, I'm still pissed off, water is retardedly expensive now adays .. woman like to have showers and wash one pair of jeans everyday.

First, change your lease to refuse sublets with your next renter. I would never give control over to renter to say who was living on the same property as myself. Remember the boiling rabbit, Pacific Heights or The Babysitter? If it is already the case...you need to have a serious chat with your renter. She violated her lease. If you are in rent control, she could be out on the streets!

Since you are screwed for this sublet, you might as well just go with the flow. Knock on the door when you think both are there and you fess up. You and your partner have heard his girlfriend there. You haven't been too nosy if she is there a lot but if she is, you would appreciate them to just continue to be courteous and keep the noise level the same. If she is staying the night, more than just the weekends, if they sublet next time, she'll have to go on the lease next time, so everything is legal, in case someone get's hurt or needs emergency services. You would just prefer people living in honesty than having them feel like they need to sneak around. Or...do nothing and wait for the next 10 days to be over.

He is supposed to pay water usage and sewage disposal!!

Here(in Oz) you may be in breach of duty for stalking/harassment(legal) and therefore denying tenant quiet and peaceable enjoyment of the premises(tenancy act).

You have a point that the lease is for one person-hopwver you cannot approach the fact you know theres someone else there without possibly putting yourself in beach for HOW you know that.

Here you can only even do an inspection after the first 6months of a lease has passed and with 7 days written notice.That must be agreed on by the tenant.

Lastly water which i assume you pay for because there isnt a separate meter for the rental-it wouldnt matter how much the tenant used as theres no way you can say whos used what unless people have their own meters.

lastly your a greedy busybody.
single occupancy could well apply to the fact it has one bedroom-not only one person can rent it.Miser.

Yeah, its a real tiny apartment, the reason I put no overnight guests was to discourage this from happening.

I mention to my tenants when I read the lease aloud, that I'm ok with an occasional guest.

I think ill approach her when she comes from work this evening..

Just wonder how ill say it appropriately..

First, change your lease to refuse sublets with your next renter. I would never give control over to renter to say who was living on the same property as myself. Remember the boiling rabbit, Pacific Heights or The Babysitter? If it is already the case...you need to have a serious chat with your renter. She violated her lease. If you are in rent control, she could be out on the streets!

Since you are screwed for this sublet, you might as well just go with the flow. Knock on the door when you think both are there and you fess up. You and your partner have heard his girlfriend there. You haven't been too nosy if she is there a lot but if she is, you would appreciate them to just continue to be courteous and keep the noise level the same. If she is staying the night, more than just the weekends, if they sublet next time, she'll have to go on the lease next time, so everything is legal, in case someone get's hurt or needs emergency services. You would just prefer people living in honesty than having them feel like they need to sneak around. Or...do nothing and wait for the next 10 days to be over.

One month lease is no problem really. I would just ask them up front and try asking for extra money for the extra person. Maybe they will pay up just so they can stay .
They are quite guests , so thats a huge plus
